Kaempf & Harris began renovating and converting the existing Cole Field House, originally completed in 1955, into an indoor football practice facility. This is the first phase of three that will transform the original building into a 356,000-square foot facility. This will make Cole Field House one of the largest NCAA indoor facilities in the country. In October of 2021, the Maryland Stadium Authority authorized and issued $59.5 million to construct a new Multi-Use Sports Event Center in downtown Hagerstown. Construction started in the Fall of 2023 with an estimated competition date of Spring of 2024. Kaempf and Harris received the award from “Harlee Mechanical Contracting Inc.” in partnership with “Denver-Elek Inc.” to provide the ductwork and associated air devices on the project. Production had to begin immediately to meet the demanding schedule required for this project to finish in time. Kaempf & Harris remodeled the Frederick Memorial Hospital while maintaining spaces critical to operation. The remodel resulted in a new MRI room, endoscopy wing, and updated patient rooms. This project also included new construction, involving a new emergency entrance, and ambulatory entrance. Kaempf & Harris facilitated the construction of this 3-story medical facility that required more than 75,000 lbs of sheet metal. This facility will bring state of the art cancer treatment to the residents of Frederick, Maryland. Kaempf and Harris assisted with building a new higher education center on the campus of Northern Virginia Community College in Sterling, VA. In May 2021, Australia-based digital diagnostics company Ellume, announced it had established its first U.S. manufacturing facility in Frederick, Maryland. Ellume was awarded 231.8 million in an agreement with the U.S. Department of Defense and the department of Health and Human Services, to accelerate the production of Ellume’s COVID-19 Home Test Kits. Kaempf & Harris constructed a 100,000 square foot maintenance facility with sustainability and energy efficiency in mind. This project included 15 service bays and a fully exposed ductwork system in order to maximize efficiency. This design also incorporated additional parking, reducing congestion in this residential neighborhood. In 1994, a 100-acre site located in the US Army base at Fort Meade, Maryland, was assigned to the US Congress to provide additional storage capacity for the Library of Congress. State-of-the-art storage modules are being built to house, preserve, and protect the library’s various collections that include books, bound periodicals, maps, manuscripts, prints, photographs, sheet music and microfilm. Set to transform medical education in Hagerstown, MD, the Meritus School of Osteopathic Medicine’s Academic Building is a testament to progress and dedication. With construction commencing in fall 2023, this 5-story, 200,815 square feet structure, led by Davis Construction, represents an investment of 85 to 90 million dollars. Kaempf & Harris provided the ductwork and installation at the Mercersburg aquatic center. Our team worked diligently to install the ductwork track that would provide exceptional airflow while also fitting in the space. Kaempf and Harris embarked on a two-phase construction project to deliver a custom HVAC system for the Carroll Hospital Cancer Center. Kaempf and Harris helped expand and modernize the Gaithersburg Public Library and help it achieve LEED Certification. Kaempf & Harris installed more than 600,000 pounds of galvanized ductwork and 16,000 pounds of solid welded stainless steel that served 25 air handler units, 67 fans, 5 make-up air units, and 113 heat pumps. Additionally, the team installed six mechanical rooms, 1,500 registers, grilles, and diffusers; and 305 fire and fire/smoke dampers. On time delivery of the HVAC system was critical to minimizing disruption to the hospital’s day-to-day operations, including patient and employee activities. The Kaempf & Harris team adjusted to unexpected design-build challenges, overcame tight ceiling spaces (about 18 inches on average when 2 to 3 feet is normal) and wove the HVAC ductwork between and around the intricate network of medical equipment housed in an already tight ceiling space. Kaempf & Harris finished their portion of the project well ahead of schedule, providing ample lead-time for the general and mechanical contracting teams to complete their work on time and within budget. This design included two 60,000 CFM air rotation units that will cycle indoor air with the help of roof mounted fans. State-of-the-art storage modules are being built to house, preserve, and protect the library’s various collections that include books, bound periodicals, maps, manuscripts, prints, photographs, sheet music and microfilm. The storage units are being designed and constructed in phases and additional units can be added if necessary. If needed, the site can accommodate a total thirteen units adding up to 180,600 square feet of archival storage for the library’s collections. The design of the storage modules focuses on reducing the risk of damage to the items by considering temperature, humidity control, air quality, lighting levels, proper building materials and fire protection. The storage modules are kept at 50 degrees Fahrenheit consistently with a humidity level of 35%. The optimal cool and dry environmental conditions in the modules will help to preserve the items sixfold from an expected 40 years on Capitol hill to an estimated 240 years at Fort Meade. As of 2017, five of the modules had been erected. In early 2020 Kaempf and Harris was contracted by Warner Mechanical to install the sheet metal and accessories in storage module number six. Materials installed by Kaempf and Harris throughout the year-long project included: 112,000 pounds of sheet metal, one Air Handling Unit, two Dehumidification Units, 183 registers, grilles, and diffusers, seven fans, 56 fire/smoke dampers, and the flues off both of the dehumidification units and boiler. The biggest challenge faced was the layout of the ductwork in conjunction with the 30-foot-high shelving units. Both the supply and return air ducts were routed above the shelving unit. Extremely intricate coordination had to result with the duct and shelving to ensure that the duct branch lines and drops served the precise locations at the shelving units. Air flow and cooling of the module is the most critical part of the project.The project started in February of 2020 and was completed in February of 2021. The first containers holding sheet music, were placed on the shelves in the module on August 16th, 2021. The expectation is that another 16 million items will be placed on the shelves in the next three years. Upon completion of the project, all the members of the Kaempf and Harris team including management, shop fabricators, and field installers, were extremely proud of what had accomplished and know that in part of our efforts, we are helping preserve these historic materials for future generations. Expertly crafted HVAC, structural, and architectural components since 1950s. In May 2021, Australia-based digital diagnostics company Ellume, announced it had established its first U.S. manufacturing facility in Frederick, Maryland. Ellume was awarded 231.8 million in an agreement with the U.S. Department of Defense and the department of Health and Human Services, to accelerate the production of Ellume’s COVID-19 Home Test Kits. The Ellume COVID-19 Home Test was the first rapid COVID-19 self-test to be granted emergency use authorization by the U.S. Food and Drug Administration (FDA) for both asymptomatic and symptomatic use without a prescription. In June 2021, while functioning as a sub-contractor to Warner Mechanical, Kaempf and Harris were awarded a contract to install all of the duct work for the facility. Coordinated drawings were required almost immediately and coordinators for all trades had to work in unison due to the aggressive schedule. The coordination of areas were completed just days before the tradesmen were required to be installing services in the various areas of the building. The tradesmen worked tirelessly, 6 days a week, and utilized scissor lifts to install all of the required hangers at heights in excess of 30 feet. Kaempf and Harris installed an excess of 175,000 pounds of galvanized duct work, as well as an additional 6,500 pounds of solid welded stainless-steel duct. Over one and a half miles of flexible duct were also installed. Kaempf and Harris installed supply and return and outside air duct to eleven Air Handler Units, exhaust duct to twenty-five fans and gravity ventilators, installed 475 registers, grilles, diffusers, and HEPA filter modules. The required flue material off of three boilers and eight humidifiers were installed as well. All of this was accomplished during unprecedented supply chain issues in an urgent and timely manner. Time was of the essence to get the at-home test kits available to the public while the pandemic raged on. In a period of only ten months, this extraordinary effort was completed, and the facility officially opened. With the facility now fully operational, it is producing 19 million COVID-19 Test Kits per month; potentially saving countless lives around the world and bringing peace of mind to consumers. Manpower peaked at 20 people, which allowed the school ample time to open in September 2017. The school used more than 600,000 pounds of galvanized ductwork and16,000 pounds of solid welded stainless steel that serves 25 air handler units, 67 fans, 5 make-up air units and 113 heat pumps. Kaempf & Harris installed 6 mechanical rooms; 1,500 registers, grilles and diffusers; and 305 fire and fire/smoke dampers. The building met LEED Silver standards for environmentally friendly operations. Kaempf & Harris’ field foreman and management team received praise from the construction manager and the owner for their outstanding efforts in constructability, development and implementation of problem-solving ideas during the project. Now, the new high school is a 3-story facility with more than 270,000 square feet and has a capacity for 1,826 students. This project spanned a two and a half year period. The project required over 100,000 pounds of galvanized metal, stainless steel, and aluminum ductwork. This project also included 14 exhaust fans and 486 registers, grilles, and diffusers. The areas of new construction consisted of a new emergency entrance, as well as a new ambulatory entrance. The remodeled areas included constructing a new MRI room, an endoscopy wing, and renovations to patient rooms. Additionally, the entire imaging suite was remodeled along with 50% of the emergency department. This was accomplished while maintaining the spaces critical to operation for the hospital that were outside of the construction space. Due to the complexity of the project, including ensuring and maintaining a fully operating medical facility, Kaempf and Harris worked intently with Gilbane and Leach Wallace, as well as the other trades. This cooperation was critical in keeping the necessary elements of the contract drawings, determining the sizing and routing of the ductwork, and assisting in locating services of other trades. The remodel work required Kaempf and Harris to field measure and assemble the entire portion of the renovation project. Stockman Cancer Institute, is a state-of-the-art center for the treatment of cancer for the residents of Frederick, Maryland, and the surrounding area. Mechanically, the construction of this 3-story facility included more than 75,000 lbs. of sheet metal, and over 300 registers, grilles and diffusers, as well as 103 linear diffusers. Additionally, the building contains, 8 ACU’s, 3 AHU’s, 4 fans, and almost 70 VAV’s. Kaempf and Harris’ portion of the work was completed in just under one year. Kaempf and Harris, along with Trinity (architect), Leach Wallace Associates (mechanical engineers), Gilbane (CM), Emjay (mechanical contractor), and all trades worked in unison to ensure the project was completed per the schedule. Particularly challenging were the 3 vaults, that house the (2) linear accelerators, and a brand new CyberKnife, one of the few in Maryland. The library needed to be expanded and modernized with the intention to submit the completed project for LEED (Leadership in Energy and Environmental Design) Certification. The project included a complete first level renovation and a 27,745 gross square foot addition to the first and second floors. Kaempf & Harris was tasked with integrating the HVAC system between the existing and new structure while meeting the rigorous standards of the LEED certification program. Problems with the existing building shell delayed progress, leaving a tighter timeframe for the HVAC work. In addition, architectural elements including a large rock wall posed significant challenges to the Kaempf & Harris team. Despite these challenges, and after numerous site visits and collaborative dialog with key stakeholders, Kaempf & Harris successfully completed their portion of the work on time, helping the project achieve LEED Silver accreditation, the second highest certification level available. In October of 2021, the Maryland Stadium Authority authorized and issued $59.5 million to construct a new Multi-Use Sports Event Center in downtown Hagerstown. Construction started in the Fall of 2023 with an estimated competition date of Spring of 2024. Kaempf and Harris received the award from “Harlee Mechanical Contracting Inc.” in partnership with “Denver-Elek Inc.” to provide the ductwork and associated air devices on the project. Production had to begin immediately to meet the demanding schedule required for this project to finish in time. The stadium will allow a 5,000 person capacity including 3,000-3,500 charibacks, lawn seating, party decks, suites, and a 360-degree concourse for spectators. The new building will also have state of the art facilities including a weight room, batting cages, team store, and banquet hall. Senior Project Manager, Greg McKinley, oversaw the project in order to make sure everything was completed efficiently. This project will take place in 3 phases transforming the building into a 356,000 square foot facility. The renovations will turn Cole Field House into one of the largest NCAA indoor facilities in the country. Kaempf & Harris coordinated with a design team to create an innovative design for the facility. This design included two 60,000 CFM air rotation units that will cycle indoor air with the help of roof mounted fans. The restricted ceiling space created unique challenges for the Kaempf & Harris team. The team had to install the ductwork and piping to serve the perimeter offices while leaving space for the second phase of renovations. Now, Kaempf & Harris will be turning their attention to phase two of the renovations. Kaempf & Harris started working on the new Frederick High School in January, 2016 and completed it in June 2017. Manpower peaked at 20 people, which allowed the school ample time to open in September 2017. The school used more than 600,000 pounds of galvanized ductwork and16,000 pounds of solid welded stainless steel that serves 25 air handler units, 67 fans, 5 make-up air units and 113 heat pumps. Kaempf & Harris installed 6 mechanical rooms; 1,500 registers, grilles and diffusers; and 305 fire and fire/smoke dampers. The building met LEED Silver standards for environmentally friendly operations. Kaempf & Harris’ field foreman and management team received praise from the construction manager and the owner for their outstanding efforts in constructability, development and implementation of problem-solving ideas during the project. Now, the new high school is a 3-story facility with more than 270,000 square feet and has a capacity for 1,826 students. Ellume was awarded 231.8 million in an agreement with the U.S. Department of Defense and the department of Health and Human Services, to accelerate the production of Ellume’s COVID-19 Home Test Kits. The Ellume COVID-19 Home Test was the first rapid COVID-19 self-test to be granted emergency use authorization by the U.S. Food and Drug Administration (FDA) for both asymptomatic and symptomatic use without a prescription. In June 2021, while functioning as a sub-contractor to Warner Mechanical, Kaempf and Harris were awarded a contract to install all of the duct work for the facility. Coordinated drawings were required almost immediately and coordinators for all trades had to work in unison due to the aggressive schedule. The coordination of areas were completed just days before the tradesmen were required to be installing services in the various areas of the building. The tradesmen worked tirelessly, 6 days a week, and utilized scissor lifts to install all of the required hangers at heights in excess of 30 feet. Kaempf and Harris installed an excess of 175,000 pounds of galvanized duct work, as well as an additional 6,500 pounds of solid welded stainless-steel duct. Over one and a half miles of flexible duct were also installed. Kaempf and Harris installed supply and return and outside air duct to eleven Air Handler Units, exhaust duct to twenty-five fans and gravity ventilators, installed 475 registers, grilles, diffusers, and HEPA filter modules. The required flue material off of three boilers and eight humidifiers were installed as well. All of this was accomplished during unprecedented supply chain issues in an urgent and timely manner. Time was of the essence to get the at-home test kits available to the public while the pandemic raged on. In a period of only ten months, this extraordinary effort was completed, and the facility officially opened. With the facility now fully operational, it is producing 19 million COVID-19 Test Kits per month; potentially saving countless lives around the world and bringing peace of mind to consumers. Kaempf and Harris feel extremely honored to have been selected to participate in the construction of such a groundbreaking and potentially lifesaving endeavor. Montgomery County partnered with Henley Construction Company, Inc., Warner Mechanical and Kaempf & Harris to renovate the Gaithersburg Public Library. The library needed to be expanded and modernized with the intention to submit the completed project for LEED (Leadership in Energy and Environmental Design) Certification. The project included a complete first level renovation and a 27,745 gross square foot addition to the first and second floors. Kaempf & Harris was tasked with integrating the HVAC system between the existing and new structure while meeting the rigorous standards of the LEED certification program. Problems with the existing building shell delayed progress, leaving a tighter timeframe for the HVAC work. In addition, architectural elements including a large rock wall posed significant challenges to the Kaempf & Harris team. Despite these challenges, and after numerous site visits and collaborative dialog with key stakeholders, Kaempf & Harris successfully completed their portion of the work on time, helping the project achieve LEED Silver accreditation, the second highest certification level available. In 1994, a 100-acre site located in the US Army base at Fort Meade, Maryland, was assigned to the US Congress to provide additional storage capacity for the Library of Congress. State-of-the-art storage modules are being built to house, preserve, and protect the library’s various collections that include books, bound periodicals, maps, manuscripts, prints, photographs, sheet music and microfilm. The storage units are being designed and constructed in phases and additional units can be added if necessary. If needed, the site can accommodate a total thirteen units adding up to 180,600 square feet of archival storage for the library’s collections. The design of the storage modules focuses on reducing the risk of damage to the items by considering temperature, humidity control, air quality, lighting levels, proper building materials and fire protection. The storage modules are kept at 50 degrees Fahrenheit consistently with a humidity level of 35%. The optimal cool and dry environmental conditions in the modules will help to preserve the items sixfold from an expected 40 years on Capitol hill to an estimated 240 years at Fort Meade. As of 2017, five of the modules had been erected. In early 2020 Kaempf and Harris was contracted by Warner Mechanical to install the sheet metal and accessories in storage module number six. Materials installed by Kaempf and Harris throughout the year-long project included: 112,000 pounds of sheet metal, one Air Handling Unit, two Dehumidification Units, 183 registers, grilles, and diffusers, seven fans, 56 fire/smoke dampers, and the flues off both of the dehumidification units and boiler. The biggest challenge faced was the layout of the ductwork in conjunction with the 30-foot-high shelving units. Both the supply and return air ducts were routed above the shelving unit. Extremely intricate coordination had to result with the duct and shelving to ensure that the duct branch lines and drops served the precise locations at the shelving units. Air flow and cooling of the module is the most critical part of the project.The project started in February of 2020 and was completed in February of 2021. The first containers holding sheet music, were placed on the shelves in the module on August 16th, 2021. The expectation is that another 16 million items will be placed on the shelves in the next three years. Upon completion of the project, all the members of the Kaempf and Harris team including management, shop fabricators, and field installers, were extremely proud of what had accomplished and know that in part of our efforts, we are helping preserve these historic materials for future generations. Frederick’s Rose Hill Cancer Center, located on Opossumtown Pike, now known as the James M. Stockman Cancer Institute, is a state-of-the-art center for the treatment of cancer for the residents of Frederick, Maryland, and the surrounding area. Mechanically, the construction of this 3-story facility included more than 75,000 lbs. of sheet metal, and over 300 registers, grilles and diffusers, as well as 103 linear diffusers. Additionally, the building contains, 8 ACU’s, 3 AHU’s, 4 fans, and almost 70 VAV’s. Kaempf and Harris’ portion of the work was completed in just under one year. Kaempf and Harris, along with Trinity (architect), Leach Wallace Associates (mechanical engineers), Gilbane (CM), Emjay (mechanical contractor), and all trades worked in unison to ensure the project was completed per the schedule. Particularly challenging were the 3 vaults, that house the (2) linear accelerators, and a brand new CyberKnife, one of the few in Maryland. Kaempf and Harris is proud to be a part of such an important medical facility, which will serve our own families and friends here in the Frederick Community. The Frederick Memorial Hospital FMH-MFP project was 85% remodel and 15% new construction. This project spanned a two and a half year period. The project required over 100,000 pounds of galvanized metal, stainless steel, and aluminum ductwork. This project also included 14 exhaust fans and 486 registers, grilles, and diffusers. The areas of new construction consisted of a new emergency entrance, as well as a new ambulatory entrance. The remodeled areas included constructing a new MRI room, an endoscopy wing, and renovations to patient rooms. Additionally, the entire imaging suite was remodeled along with 50% of the emergency department. This was accomplished while maintaining the spaces critical to operation for the hospital that were outside of the construction space. Due to the complexity of the project, including ensuring and maintaining a fully operating medical facility, Kaempf and Harris worked intently with Gilbane and Leach Wallace, as well as the other trades. This cooperation was critical in keeping the necessary elements of the contract drawings, determining the sizing and routing of the ductwork, and assisting in locating services of other trades. The remodel work required Kaempf and Harris to field measure and assemble the entire portion of the renovation project. Our foreman Greg McKinley, did an outstanding job assisting in the design, as was stated many times by the Gilbane team. Carroll Hospital embarked on a two-phase construction project that included the first floor demolition of the existing building and the addition of a brand new, high-tech cancer center wing. On time delivery of the HVAC system was critical to minimizing disruption to the hospital’s day-to-day operations, including patient and employee activities. The Kaempf & Harris team adjusted to unexpected design-build challenges, overcame tight ceiling spaces (about 18 inches on average when 2 to 3 feet is normal) and wove the HVAC ductwork between and around the intricate network of medical equipment housed in an already tight ceiling space. Kaempf & Harris finished their portion of the project well ahead of schedule, providing ample lead-time for the general and mechanical contracting teams to complete their work on time and within budget. Through strong coordination and teamwork with Carroll Hospital, Lend Lease and EMJAY Mechanical, cancer patients no longer have to travel to Baltimore for treatment. Construction started in the Fall of 2023 with an estimated competition date of Spring of 2024. Kaempf and Harris received the award from “Harlee Mechanical Contracting Inc.” in partnership with “Denver-Elek Inc.” to provide the ductwork and associated air devices on the project. Production had to begin immediately to meet the demanding schedule required for this project to finish in time. The stadium will allow a 5,000 person capacity including 3,000-3,500 charibacks, lawn seating, party decks, suites, and a 360-degree concourse for spectators. The new building will also have state of the art facilities including a weight room, batting cages, team store, and banquet hall. Senior Project Manager, Greg McKinley, oversaw the project in order to make sure everything was completed efficiently.
